Family-owned, five-star rated housebuilder, Bloor Homes, is preparing outline proposals for a landscape-led residential development set within extensive new public parkland south of Maxstoke Lane on the east side of Coleshill.
The emerging outline proposals include:
- Up to 240 high-quality homes in a range of styles and tenures.
- A significant proportion of the new homes will be provided as affordable housing in a mix likely to include homes for social rent and shared-ownership homes.
- A housing mix which could include accessible homes such as bungalows.
- A new care village owned and operated by local charity, Father Hudson’s Caritas.
- The majority of the site area retained as extensive areas of new landscaped public open space offering a range of outdoor recreational opportunities.
- Open space proposals include a new country park for the wider Coleshill community to enjoy and connect with nature.
- A design approach respecting the wider context of Coleshill and the neighbouring conservation area.
- A package of infrastructure investment to support and expand local services as required through consultation with statutory organisations such as the local NHS, education and highways authorities.
Sustainable homes
The proposed development will be gas-free, with new homes incorporating air source heat pumps, solar panels, uprated insulation and EV charging infrastructure. This will deliver a neighbourhood of Net Zero Carbon-ready homes.
The majority of the site area will be retained as open space, with the provision of landscaped new public parkland benefitting the health and wellbeing of future and existing residents. Existing trees and hedgerows will be retained as much as possible and enhanced with extensive additional planting and habitat creation.
Active travel will be promoted through the provision of a network of pedestrian and cycle routes will be provided throughout the neighbourhood and connecting with the wider community.
Bloor Homes is a member of the Homes for Nature programme which will see the installation of nesting bricks or boxes in every new home and hedgehog highways between gardens.

Outline planning application
Spring 2026We will submit an outline planning application for our proposed new neighbourhood to North Warwickshire Borough Council. This website will be updated with information about the submitted plans and email notifications will be sent to all who have opted-in to receive them advising of the outline planning submission.
Statutory consultation
Spring 2026North Warwickshire Borough Council will carry out Statutory Consultation on the submitted outline plans, seeking feedback from statutory bodies such as Coleshill Town Council, the local NHS Integrated Care Board, education providers and highways authorities, as well as members of the public.
Outline planning application determined
In line with North Warwickshire Borough Council planning timescalesNorth Warwickshire Borough Council will make a decision on our outline planning application.
Reserved matters planning application
Estimated 2027Should outline planning permission be granted, we will then prepare a detailed Reserved Matters planning application for the new neighbourhood. This would involve further consultation with the community on these matters of detail prior to the Reserved Matters planning application being submitted.
